12 Steps to Your Dream Omaha Property
Over the last almost twenty years, we have established Charleston Homes as Omaha’s Best Home Builder. Central to that has been our methodical process, which prioritizes our relationship with our customers.
Step 1: Explore Model Homes and Register
At Charleston Homes, we are proud to offer eleven different home plans, including eight ranch-style and three two-story options. There is so much scope to personalize these homes to your tastes and preferences, but sometimes picturing the end result from a floor plan can be challenging.
To help you visualize your new home, we will arrange visits to our beautifully crafted model homes, located in the Arbor View (Elkhorn), Highland Pointe (Gretna), and Falcon Pointe (Papillon) communities. As you walk through our completed properties, note the quality of the workmanship, the thoughtfulness of the designs, and the many ways you can make these homes your own.
By registering with one of our Sales Agents, you can begin a relationship that will guide you every step of the way from planning to closing day.
Step 2: Preview the Design Studio
Our Design Studio is where our customers’ dream homes take shape. At this stage, we will give you a guided tour so you know what to expect when you choose us as your home builder. We will show you our wide array of interior and exterior options so you can start envisioning the final look of your new home.
Step 3: Secure Pre-Approval
At Charleston Homes, we want to make every part of the home-building process as easy as possible for our customers. To help you secure the funds you need, we have developed relationships with Omaha’s top lenders. Our preferred lenders include ACCESSbank Mortgage, Belay Mortgage, First National Bank Omaha, and many more.
Securing a pre-approval helps you understand your budget and sets the stage for a smooth financing process.
Step 4: Lot Selection
You’ve decided on your dream home, now you need your dream location. At Charleston Homes, we build across the Omaha metro area. If you do not already have a plot in mind, we can help you find one. We also own lots in several subdivisions that you can consider — including Elkhorn, Gretna, and Papillion.
Our Sales Agents get to know our customers and understand their home building needs. They can help you find a plot in a community that’s right for your family.
Step 5: Design Studio Appointment
For most folks, the Design Studio appointment is one of the most exciting parts of the entire process. This is when you will work with our Design Studio Specialist to bring your dreams to life. Working on your chosen floor plan, you can now decide everything from countertops to cabinetry, baseboards to bathroom fixtures.

Step 6: Purchase Agreement
Once you have finalized your selections, you’ll be ready to sign your purchase agreement. This will include:
- Your chosen home plan
- Custom selections
- Price of your new home
We realize this is a big day, but our experienced Sales Agent will guide you through every step of the new home build process.
Step 7: Final Checks
If you decide after signing the purchase agreement that the hall should be blue and not green, don’t worry. You’ll have another chance to review and confirm your selected options and colors. This final check ensures you are completely satisfied and everything is tailored to your specifications.
Step 8: Pre-Construction Meeting
Before we break ground, we want you to understand every stage of the construction process. A Production Team member will arrange a meeting to guide you through what happens at each stage. This will also include a visit to your chosen plot and another review of your custom selections.
Step 9: Construction Phase
You can now sit back, relax, and await your new home. Our experienced construction crew will complete the process, which includes daily site inspections and continuous updates from your Sales Agent.
Step 10: Walkthrough and Sign-Off
As your new home nears completion, you will be taken on a room-by-room walkthrough. This is our chance to highlight the quality of our workmanship and the building materials used in construction. Feel free to share any observations. We will ensure that any items raised on the day are completed before closing.
Step 11: Closing Day
At Charleston Homes, we pride ourselves on a timely construction process. We provide a 3-week completion window for your new home build when you sign the purchase agreement. And 60 days before finishing construction, we provide an exact closing date. This allows you to make your moving plans with confidence.
Step 12: Warranty and Ongoing Support
Many home builders head off into the sunset, never to be seen again on closing day. But Charleston Homes are different. We provide an in-house warranty, meaning the same crew that built your house will handle any issues that arise in the first year. We check in twice – after 60 days and 11 months – to ensure everything is up to standard.
All our customers have access to our Customer Portal. Through it, you can log warranty services and monitor progress anytime, anywhere. You can also access helpful tips and videos for getting the most out of your new home.
