Floor plans are great, but model homes are even better for imagining what life will be like in your new home. We have ten model homes in three communities:

Visit one of our model homes and complete a registration card to experience life in a Charleston Home home. The Sales Agent on duty will be happy to discuss your needs, including kitchen goals, extra bedrooms, and multi-purpose rooms.
Step 2: Dream and Design
The next step in your home construction journey is all about discovery. You’ll meet with a Design Studio Specialist to talk through your lifestyle, needs, and style preferences. This is your chance to talk colors, cabinet styles, countertops, and more!
Step 3: Get Pre-approved
Charleston Homes has built outstanding relationships with Omaha’s top lenders to make it easy for first-time buyers to secure the right loan for their circumstances. Once you have obtained pre-approval for your home loan, you can fix your budget and move on to the fun parts!
Step 4: Price Out and Select Your Lot
During this phase, you’ll select a floor plan, and our team will price it out for you. You will also choose a homesite from one of our family-friendly neighborhoods around Omaha.
Step 5: Exterior and Interior Selections
This is where things really get exciting! You’ll meet with a professional Design Consultant at Charleston Homes’ in-house Design Studio to select everything from cabinetry and countertops to flooring and lighting. You’ll be walked through the available features and upgrades, allowing you to personalize your home without feeling pressured or rushed.
Even if you’re not a design expert, you’ll be in good hands. Our team will guide you through every choice, helping you create a beautiful, cohesive look that reflects your personal style. And don’t worry if you change your mind – your final selections are not locked in at this point.
Step 6: Purchase Agreement
Once you’ve chosen your homesite and floor plan, you’ll move forward with signing the Purchase Agreement. Don’t worry—this isn’t a fast-tracked decision. You’ll have plenty of time and support from your Sales Consultant to make sure everything feels right.
This agreement locks in your pricing, selected options, and homesite, ensuring there are no surprises down the road. It’s a milestone moment that turns your vision into a plan.
Step 7: Final Selections
Up to this point, you can change your mind about the final finishes on your home. But after this meeting, they will be locked in, and preparations will begin for construction. This includes paint colors, floor coverings, tile choices, and more.

Step 4: Pre-Construction Meeting
Before construction begins, you’ll sit down with your Construction Manager to review the details of your build. This meeting is designed to make sure everyone is on the same page—from the big-picture layout to specific features you’ve chosen.
The Construction Manager will answer your questions, explain the timeline, and set expectations so you feel confident before the first shovel hits the ground.
Step 5: Home Construction Begins
Now the magic starts. Your home construction officially kicks off with excavation, followed by the foundation, framing, and roofing. From there, the team moves on to plumbing, electrical, drywall, and interior finishes.
Throughout the process, Charleston Homes uses a step-by-step building schedule to keep things on track. You’ll get regular updates and have access to your Sales Agent throughout, who is always just a phone call or email away.
Step 6: Quality Assurance and Final Touches
After construction wraps up, your home goes through a rigorous quality assurance process. This includes multiple inspections to ensure everything meets Charleston Homes’ high standards—and yours.
Before move-in, you’ll do a detailed walkthrough with your Construction Manager. Any necessary touch-ups or fixes are handled promptly, ensuring your home is truly move-in ready.
Step 7: Welcome Home!
The moment you’ve been waiting for—move-in day! You’ll receive your keys and a Homeowner Guide that outlines everything you need to know about maintaining your new home. Charleston Homes also provides an in-house warranty for added peace of mind, so you can settle in with confidence. Our warranty sets us apart from other homebuilders, and we handle all repairs in-house. You will never be passed on to another contractor who is not familiar with your home.
